Do I need a Spanish NIE number to buy?

Yes. Every foreign buyer needs a Número de Identificación de Extranjero (NIE) to sign at notary and open a Spanish bank account. We introduce you to a lawyer who arranges it — usually in one to three weeks.
How much are the total purchase costs on top of the price?

Budget roughly 10–13 % on resale properties: 7 % ITP transfer tax (Andalucía), notary and land registry fees, and legal fees around 1 % + VAT. New-builds attract 10 % VAT + 1.2 % stamp duty instead of ITP.
Can non-residents get a Spanish mortgage?

Yes. Spanish and international private banks lend to non-residents, typically up to 60–70 % LTV. We introduce you to the mortgage brokers and private bankers we work with regularly.
How long does a purchase take?

From offer to keys is usually 6–10 weeks. A reservation contract locks the property while due diligence is completed; a private purchase contract (arras) follows with a 10 % deposit; completion is at notary.
Do you show properties that aren't on the site?

Yes — a meaningful share of what we work with is off-market. Once we've spoken and understood what you're looking for, we introduce properties that aren't listed publicly.

Do I have to fly to Marbella to buy?

No. Many of our clients complete via power of attorney granted to their Spanish lawyer. Viewings can be done in person or via private video walk-throughs.
Which currencies and languages do you work in?

Transactions are in EUR. Our team works in English, Swedish, German and Spanish; we introduce Russian and French-speaking partners on request.
